It must also be properly ventilated in order to live out its natural life. If your roof is 20 years older or more and was installed over another layer of roofing, there’s a good chance you need a new roof. 

Check the Shingles

Damaged or missing shingles can be another sign that your roof needs to be replaced. Look at your shingles in direct sunlight at an angle that allows you to see if any are curling or buckling. Are they losing their granules? All of these are signs that those shingles are past their rated life expectancy. If your roof is newer, there is potential that your roof is defective. Inspect Your Gutters

A spongy or bouncing feeling to the roof can mean moisture has weakened the underlying structure. Check inside your attic to see if you notice light coming through the boards of the roof. Moisture in the insulation can also signal a leak.
